Lot Prices for Villas

Phase One Development

• Acquisition of a lot or villa includes a Club Marlin Pacifica Social Membership at any time after the completion of your Villa, with the use of all of the Club facilities and services, but does not include the right to use the Club fishing boats.
• Social Members have the option of buying a fishing boat membership at any time.
• This pre-construction offer is limited to the first phase of 13 lots and is subject to change without notice.
• Void where prohibited or restricted and not available to some persons.
• Lots are subject to the Club Marlin Pacifica Membership Agreement,C.C.&R.s, government regulations, and park entry fees.
• Lot lines are subject to change based on engineering requirements and/or environmental studies.
• Allowable building floor area to lot size
  Lots below 50,000 sq. ft. minimum building 1500 sq. ft. maximum 2500 sq. ft.
  Lots above 50,000 sq. ft. minimum building 2000 sq. ft. maximum 3000 sq. ft.
  Lots above 60,000 sq. ft. minimum building 2500 sq. ft. maximum 3500 sq. ft.
• Allowable building setbacks
  Front set backs – 20% of lot depth / Rear set backs – 25% of lot depth
  Side set backs – 15% of lot width
• Balance of price on lots is due and payable 120 days after improvements are completed and lots are ready for building construction.
